How do you verify my income?
We utilize a 3rd party income verification system such as Payscore.com. These services pull bank data from your bank account that receives your income. It analyzes your deposits and tells us your average monthly income. This means by using this services, you dont need to send us pay stubs. -
Why don't you use paystubs to verify my income?
In the last few years there has been a large increase in fraudulent paystubs in the property management industry. As a result we use bank data to verify a prospects income and not PDF documents. -
Can you hold a place before I apply?
No. We do not hold properties until a lease is signed and a security deposit has been collected. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. We ask for at least 1 full months rent at move in and a security deposit. -
How old do you have to be to apply?
Anyone living in the home 18 years old or older must apply. -
Is the deposit refundable?
Yes. Upon move out. It is based on the condition of the home at move out. -
Who needs a cosigner?
We do not accept cosigners. -

How do I pay rent?
All rent is paid on line using our provided tenant portal. You will be required to link your account to the portal to make your payments. -
I want to get a pet. What do I do?
You will first need to reach out to our management team to find out if the home is pet friendly. If it is you will then need to apply using www.PetScreening.com . Any approved pets will be subject to a non refundable pet fee of $300 and monthly pet rent of $25-50/month. The pet rent is based on the screening results and risks associated with your particular pet. -
My lease expiration is coming and I want to move out. What do I do?
You only need to provide 30 day notice that you will not be renewing your lease. This must be done in writing or on your tenant portal. -
Who is responsible for paying for repairs & maintenance requests?
If the repair is associated with normal wear and tear the property owner is responsible for pay for the repairs and we will coordinate those repairs. If the repair is not associated with normal wear and tear the tenant will be responsible for the repair.
