Am I required to make my property available to Section 8?
No you are not. There is a process to register your home as a Section 8 approved home it is not required. -
Are you licensed?
Yes. You will be working with Aaron Cooper who is a Licensed Real Estate Broker. -
Can I reach you after hours?
We have an after hour emergency line for our tenants. However unless there is a catastrophic situation we try and limit ourselves to typical work schedule of Monday - Friday 9am to 5pm. -
Can you put the money directly into my account?
YES. Infact we require it. We do not send checks out. All of our transactions are done electronically. -
Do I get to see the lease or sign it?
We are happy to share our standard lease and addendums but as the property owner you do not need to sign it. -
Do you sell real estate too?
As a licensed real estate agent and brokerage we can help you buy, sell, and manage rental homes. -
How and when do I get my checks?
We send funds to owners on the 26th of each month. -
How is rent collection handled?
Rent from tenants is always due on the 1st of each month. On the 5th of the month we begin our late rent collection process, 3 day notices, phone calls, and text. Should rent not be paid by the 15th, we are discussing with you a payment plan option for the tenant or eviction proceedings. -
How long of a lease do you sign?
Our standard is 12 months but we are doing more and more 18 and 24 month leases. -
How much security deposit do you charge the tenant?
The standard is 1 full months rent as a deposit. Some tenants may be just short of our requirements and in those cases we may offer them the option to pay a security deposit os 2x the rental rate. -
How soon can you start managing my property?
We typically ask for 1 week to get things started but are always managing and we can also make things happen. -
What type of properties do you manage?
We manage condos, townhomes, dulplex, triplex, 4plex, and 6 plex properties. All of our homes are long term rentals (6 month lease or longer). We do not manage short term rentals (STRs) -
What type of reports do I get and how often?
We produce an owner statement each month and have other custom reports should the need arrise. -
Who holds the tenant security deposit?
We hold all tenant security deposits in a special trust account.
